FAQs

How much does an EICR cost?

Our EICRs start from £190 + VAT with the certificate included, rising to £300 + VAT for a five-bedroom house. The exact price depends on the number of bedrooms, circuits and consumer units. Our EICR cost guide breaks it down in full and lets you price your own.

How long does an EICR take?

Two to four hours on site for most domestic properties, depending on size and circuit count. We issue the certificate within 24 to 48 hours, and can offer next-day appointments where a sale or check-in is waiting on it.

Will the power be off?

Yes, for part of the visit. Much of an EICR is dead testing, so the supply has to be isolated. Tell us when you book if someone is working from home or a tenant has medical equipment, and we will plan around it.

Do you need access to every room?

Yes, including the loft if there is a light or wiring up there, plus the consumer unit and the meter.

How often do landlords need an EICR?

At least every five years for rented homes in England, with a copy supplied to the tenant and to the local authority on request. This now applies to social landlords as well as private ones — existing social tenancies must hold a valid report by 1 November 2026.

What happens if my property fails?

A report is unsatisfactory if it contains any C1, C2 or FI code. We explain what is needed, quote the remedial work as a separate fixed price, carry it out with our own engineers and re-issue the certificate. You are free to use any qualified contractor for the remedial work instead.

Can you inspect several properties at once?

Yes. Portfolios and blocks are a large part of what we do. Properties booked together in the same area can be scheduled on the same day or run of days, and the certificates come back as one set. Tell us the volume and the deadline and we will come back with a schedule.

Are there any extras on top of the quoted price?

The price covers the inspection, the testing and the certificate. Fast-track booking within 48 hours is £50, and evening, weekend or bank holiday attendance is charged at 1.5 times the standard rate. Anything else is agreed with you in writing before we start.

Is the certificate included in the price?

Yes. The price covers the inspection, the testing and the report, with no separate certificate fee.
