How much does an EICR cost in Blackheath?

From £190 + VAT for a one-bedroom flat, rising to £300 + VAT for a five-bedroom house, with the certificate included. Larger houses on the Cator Estate and Blackheath Park are quoted on circuit count rather than bedrooms, because that is what drives the time on site. Communal areas are priced per landlord's supply at £165 per board. There is no call-out charge, no mileage and no parking recharge.

Are you actually based in Blackheath?

Do you look after Span estate common parts and garages?

Yes. On the Span estates the houses and the communal grounds, garages and lighting are usually separate — the common parts sit on a landlord's supply belonging to the residents' management company, and are inspected and certificated separately from the individual houses. We price those per board rather than per bedroom and can carry out both in the same visit.

My Blackheath property failed its EICR. What happens now?

A report is unsatisfactory if it contains any C1, C2 or FI code — one C2 fails the whole report. We explain what is needed, quote the remedial work as a separate fixed price, carry it out with our own engineers and re-issue the certificate. You are free to use any qualified contractor for the remedial work instead.
