About the property

EICRs are priced by size, not by the hour.

Include en-suites, shower rooms and separate WCs
Knock on an internal wall. Hollow is plasterboard or stud — cables feed through the void. A dull, solid sound means brick or block, and every run has to be chased in and made good.
Beyond the main board — an annexe, garage or second meter
Without records every circuit has to be traced from scratch
Count the switches in the fuse box. Not sure? Leave it as it is.

This prices the board change itself. Anything the survey turns up is quoted separately from our published rates — nothing is added without telling you first.

The small print

  • This is a guide price, not a quotation. The binding price follows a site visit, and we won't start work until you have that in writing.
  • All figures exclude VAT at 20% unless labelled otherwise.
  • Prices apply to single-phase domestic properties in Blackheath, Greenwich, Lewisham, Eltham, Bexley, Bromley and surrounding postcodes.
  • Not covered: three-phase and commercial boards, replacing cable on failed circuits, structural or access works, asbestos, and the Congestion Charge zone.
  • Earthing and main bonding are not in the fuse box figure. On older properties they sometimes need bringing up to standard — we check on survey and price it from our published rates, never as a surprise.
  • Rewire figures exclude plastering, making good and decoration, quoted separately once we have seen the walls. Only part of the house needs doing? We price partial rewires too.
  • No call-out charge, no mileage and no parking recharge in our standard area.
  • Faults found during testing are quoted separately before we proceed — never added afterwards.

How the estimate is built

Every rate is an all-in supply and fix price covering chase, back box, cable, accessory, first fix, second fix and termination. Nothing is counted twice.

Mark up the plan

Each symbol you drop is one point, priced at its own rate for the specification level you choose.

Set the site conditions

A Victorian terrace with someone living in it is not the same job as an empty new-build. Those answers move the point rates together.

Add compliance

Circuit testing, the installation certificate and Part P notification are added on top, based on the number of circuits your layout needs.

Why it is an estimate, not a quote

The tool cannot see your ceiling voids, your earthing arrangement or the condition of the existing wiring. It gets you to a realistic budget quickly. A fixed price follows a survey, and that price is what we hold you to.

What affects the price?

  • The size of the property and the number of circuits or consumer units.
  • The age and condition of the existing installation — earthing, bonding and meter tails in particular.
  • Access, and whether any making-good or remedial work is needed.
  • Whether the work is standard hours or an out-of-hours / emergency call-out.
  • On a rewire: whether the walls are plasterboard or solid masonry, the level of finish, and whether anyone is living there while we work.
  • On a rewire: a property empty for two years or more qualifies for VAT at 5% instead of 20%.
