Common questions

Greenwich FAQs

How much does an EICR cost in Greenwich?

From £190 + VAT for a one-bedroom flat, rising to £300 + VAT for a five-bedroom house, with the certificate included. Communal areas are priced per landlord's supply at £165 per board. There is no call-out charge, no mileage and no parking recharge in Greenwich.

Do you charge extra to come to Greenwich?

No. Greenwich SE10 is inside our standard area — we are based on Montpelier Vale in Blackheath, about a mile and a half away, and work across SE10 every week. Prices are the same as everywhere else in our standard coverage.

Can you work on listed and conservation-area properties?

Yes, and a lot of our Greenwich work is exactly that. Rewiring a listed building can require listed building consent where the work affects its character, and it always calls for an approach that keeps chasing and making good to a minimum — running cables through existing voids and under floors rather than cutting into original plaster. The Royal Borough of Greenwich holds the register if you need to check your property's status.

Why does an EICR take longer on a West Greenwich terrace than a Peninsula flat?

Circuit count. A purpose-built Peninsula apartment usually has six to eight circuits and a modern board. A Georgian or Victorian terrace that has been extended and converted often has far more, and if the original schedule of circuits has been lost, every circuit has to be traced and identified from scratch rather than verified against existing paperwork.

My Greenwich property failed its EICR. What happens now?

A report is unsatisfactory if it contains any C1, C2 or FI code — one C2 fails the whole report. We explain what is needed, quote the remedial work as a separate fixed price, carry it out with our own engineers and re-issue the certificate. You are free to use any qualified contractor for the remedial work instead.

Can you inspect several Greenwich properties at once?

Yes. Portfolios and blocks are a large part of what we do in SE10. Properties booked together in the same area can be scheduled on the same day or run of days, and the certificates come back as one set rather than arriving piecemeal. Tell us the volume and the deadline and we will come back with a schedule.

How often do Greenwich landlords need an EICR?

At least every five years for rented homes in England, with a copy supplied to the tenant and to the local authority on request. This now applies to social landlords as well as private ones — existing social tenancies must hold a valid report by 1 November 2026.

Do you install EV chargers in Greenwich?

Yes. It is common work on the Peninsula and in the newer East Greenwich developments. Where a property is in a block or has shared parking, the supply and the metering arrangement need checking first, so tell us the parking situation when you enquire.

Can you come out the same day in an emergency?

We offer 24/7 emergency call-out and same-day callbacks across SE10. Fast-track booking within 48 hours is £50, and evening, weekend or bank holiday attendance is charged at 1.5 times the standard rate.
