How much does an EICR cost in Lewisham?

From £190 + VAT for a one-bedroom flat, rising to £300 + VAT for a five-bedroom house, with the certificate included. In a converted house each self-contained flat is a separate installation and takes its own report, and the hall, stairs and landlord's supply are priced per board at £165. There is no call-out charge, no mileage and no parking recharge in SE13.

Do I need a property licence in Lewisham, and does it affect my EICR?

Most privately rented homes in the borough have needed a selective licence since 1 July 2024 — around 20,000 properties across wards including Lewisham Central, Ladywell, Lee Green, Brockley and Crofton Park. Why do converted Lewisham flats fail so often?
